What demand have you seen for 100% mortgages?

Over the past fortnight, both April Mortgages and Gable Mortgages have launched 100% mortgages. We're keen to hear how many enquiries you've been getting from clients about them, the questions you're being asked by consumers and — assuming you have access to them — if you've arranged any already. The launch of the April 100% Mortgage triggered significant interest in the no-deposit mortgage market, but most found that they could either not borrow enough on the scheme, or couldn't make it fit their needs. Such scheme availability is important to help this growing sector of the mortgage market, but other 100% scheme options may fit better where there is a stretch on affordability and parents are in a position to help.

The phone's been ringing off the hook since April and Gable joined Skipton in the 100% mortgage club. There's clearly a hungry market of aspiring homeowners who've been locked out by deposit requirements. The enquiries are flooding in from first-time buyers who see these products as their golden ticket onto the property ladder. However, reality has a habit of dampening enthusiasm once the affordability checks kick in. Many people discover they can't actually borrow enough under these schemes, or find the criteria too restrictive for their circumstances. While the interest is undeniably there, converting those initial enquiries into actual mortgage completions proves trickier than expected. But at least we're finally seeing some innovation in this space.

In all honesty, given the media coverage, I haven’t had one enquiry. That said, it will be suited to some people. Don’t forget that criteria still apply that applicants need to fit so this could be an inhibitor.

We're seeing increased enquiries following the April and Gable launches, particularly from first-time buyers who struggle to save a deposit. However, the harsh truth is that many applicants stumble at the affordability hurdle rather than the deposit barrier. These products serve an important purpose by creating innovation, competition and giving consumers more choice, but lenders are understandably cautious with their criteria. The interest is definitely there, but converting enquiries into actual completions remains challenging.
