Gable Mortgages launches 100% LTV mortgages: "Finally a 100% mortgage for the masses"

Following on from April Mortgages' announcement last week, new lender, Gable Mortgages, is also now offering 100% mortgage deals — a 5-year Fixed Standard Zero Deposit Mortgage and a 5-year Fixed New Build Zero Deposit Mortgage. 

Gable Mortgages says it was established to support first-time buyers, key workers and primary residents, creating a number of affordable mortgage solutions aimed at helping meet the needs of a generation that has historically been priced out of the property market.

“This is a significant milestone for Gable Mortgages as we launch our first two products into the UK,” said Justin Le Roux, CEO of Gable Group. “We understand how hard it is for first-time buyers to get onto the property ladder, which is why we have created our zero-deposit mortgage solutions. Our aim has always been to collaborate with our partners to help make properties more accessible for buyers, not taking every penny saved, whilst helping those individuals build more financial resilience into their lives.”

Through the use of artificial intelligence, Gable Mortgages claims to have developed a proprietary model that enables rapid approvals while safeguarding both the borrower and the lender.

Le Roux continued: “There is a whole generation of renters out there who are struggling to save to buy and pay their rent at the same time. This has made it significantly harder for first-time buyers, especially key workers, to get onto the property ladder. At Gable Mortgages, we believe in changing this by offering a solution where the buyer can get a quick decision based on affordability and not – like so many other products on the market – based on what they have managed to save up or borrow from the Bank of Mum and Dad.”

Finally a 100% mortgage for the masses. Gable have launched a 100% mortgage product that trumps others recently launched. The product offers zero deposit and enhanced multiples to key workers and other professionals. A clear demonstration that taking time to canvass broker opinions prior to launch is a smart idea. This is sure to put a rocket under the property market and I hope Gable Mortgages are able to deal with an influx of business.

It's great to see a lender launching solely in the 100% market and we're pleased to have been involved in this launch from an early stage. More low and no-deposit options can only help the property market. Whilst April has hogged the column inches these past few days, there have been 100% options for some time. Gable Mortgages are specialist 100% LTV-only and will appeal to those who have good affordability but may be struggling to put money aside for a deposit. For example, those renting may be able to buy sooner and avoid future price increases if they were to try and save for a few years. This is good news for borrowers but again, the question needs to be asked: are we at risk of reliving the last financial crisis? I know the government are pushing riskier lending but what about mandatory protection policies to go alongside these mortgages to ensure homeowners have protection in place to cover against the unplanned?

These 100% mortgages aren't financial innovation but dangerous historical amnesia. Gable and April Mortgages' zero-deposit products bear striking resemblance to Northern Rock's pre-2007 folly that culminated in Britain's first bank run since 1866 and left millions in negative equity. Their vaunted AI algorithms cannot circumvent fundamental economic principles: borrowers without equity stakes face 275% higher default risk during downturns, per Bank of England analysis. These products won't ameliorate Britain's housing affordability crisis, where price-to-income ratios hover at 7.8 times—they'll exacerbate it. The UK property market already suffers from endemic structural issues; injecting more unqualified buyers will further inflate prices whilst creating a new cohort of vulnerable homeowners. History demonstrates that deposit requirements aren't arbitrary hurdles but essential financial safeguards.

I truly believe there is a place for 100% mortgages, if they are regulated in the right way. They will never be suitable for everyone, but these lenders aren't wanting a huge chunk of the market, they are wanting those clients who genuinely suit these niche products we are seeing. The ones trapped in their rental properties with high outgoings and little room to save towards that deposit. We speak to many people paying huge amounts of rent that would see a considerable reduction in costs when comparing this to a mortgage - so for some I think it is fantastic that more lenders are offering these clients an opportunity to become homeowners.
