With more “100% mortgages” being promoted enabling people to buy with no deposit, borrowers are potentially drowning in information and press articles — and asking more questions than usual. We’re putting together a feature to help them cut through the noise and make informed decisions.

We’re calling on mortgage brokers, advisers and specialists to share their insights on:

  • What 100% LTV options are available today, e.g. Skipton’s Track Record Mortgage, April Mortgages' 100% LTV with no rental history, Gable Mortgages' new product issued this week?
  • Who do these products actually work for and who do they exclude? What are their pros and cons? What questions should borrowers ask?
  • Are family-assisted, guarantor, or Joint Borrower Sole Proprietor mortgage products a realistic alternative?
  • What are the biggest misconceptions you’re seeing from clients influenced by TikTok, YouTube, and reality TV when it comes to this new wave of 100% products?
  • Are 100% shared ownership mortgages marketed enough given they have been around since pre-Covid?
  • Any case studies (anonymised) of clients being helped or misled by 100% borrowing messaging?

100% Shared ownership is a best kept secret with Together Money and Kent Reliance leading the way with this and have done for a number of years. For many struggling with low income and lower deposits this has helped them fulfil the dream of home ownership. Barclays springboard has been another well kept secret allowing parents to secure the 10% deposit in a savings account fixed away for 5 years meaning that Mum and Dad get to keep their savings whilst helping their children onto the ladder. The launch of the latest 100% mortgages from Gable and April Mortgages is still in its early phase of launch so the proof is really in the pudding wether they will stand the test of time like Together Money, Skipton, Kent Reliance have all shown to date. How many brokers talk about the family assist products from Loughborough, Tipton, Bath and BS? Allowing security over parents property or savings up to 100%? They are still pretty much available….

Never has there been a time when potential borrowers need to engage with qualified, experienced mortgage brokers to discuss what options are currently available to them. The amount of misinformation on social media and even mainstream TV is incomprehensible, with many talking about greatly exaggerated claims of what you can borrow, or just reporting the basic facts of mortgage lending wrongly. No wonder borrowers are in a spin of fantasy until the reality sets in when they come to apply. There have been plenty of schemes available for those struggling with deposits for quite a while now, as well as opportunities to borrow more if you take certain products or have some help from others The April Mortgage product launch comes with great fanfare and is a talking point for many, but do reach out to those who know their onions for the real news.

There are lots of different products for this, and have been for a while, along with continued product innovation in the current climate. There is usually a home for most applications which then becomes the borrowers choice if they wish to proceed or not. We have had many people come to us from other advisers after being told no as well as the good old incorrect 'advice' from the pub mates. This demonstrates how complex the market is and the importance of getting the correct guidance from a knowledgable, experienced and qualified adviser.

100% mortgages are back, smarter, stricter, and better structured than before. For the right buyer, they offer a genuine escape from the rent trap. But they’re no silver bullet. Each has its quirks, from rental history checks to family support. New entrants like Gable and April are raising the profile of no-deposit lending, offering fresh routes onto the ladder. The real risk isn’t the product, it’s the noise. Too many first-time buyers are getting their mortgage education from TikTok or YouTube instead of talking to a broker. There’s no one-size-fits-all, and misunderstanding the fine print can lead to costly regret. Get proper advice, ask the right questions, and treat these deals as a launchpad, not a shortcut.

There are a growing number of options available for buyers struggling to get on the property ladder as an alternative to no-deposit schemes, which are certainly not right for everyone. None of the schemes are perfect, but the main point is that lenders are now innovating and offering products to help.
