When friends hear about my thrice weekly gym sessions, the typical response after looking at my physique is, “Is there a coffee shop in there?”</h4>What I can say is that spending an hour in the gym pushing and pulling without the sense of actually getting anywhere feels strangely similar to the current mortgage market.&nbsp;When I get home, just after 8am, I look forward to taking my daughter to school—one of the highlights of my day. I quiz her on capital cities on our way to the gates, and she's getting really good at it.When it's time to say goodbye, I ask her who she loves more, her mother or her father. As she runs to the gates, she replies, "Mum," with the brutal honesty of an 8-year-old. Ouch! She used to say that she loved us all equally when she was younger. Children tell it like it is. Back to business. Today is the day of the March Nationwide house price data, which shows a 3.1% drop—the largest since 2009. Although the figures are not encouraging, the situation could be much worse. Given the higher interest rates we now have, a drop in average prices could be just the thing to re-energize the property market.I still find it difficult to believe that there was no housing-related spending in the recent Budget, especially given the end of Help to Buy. Hopefully, mortgage rates will continue to fall as they have in recent weeks. My morning is jam-packed with client calls, ranging from buy-to-let properties to residential refinancing. One client is eager to expand their property portfolio, seeing potential investment opportunities in the coming months. Another referral, who is currently on a tracker mortgage, discusses the current&nbsp;market and agrees to an action plan for the remaining ten years of their mortgage. I call a client who has recently completed a couple of transactions. Moving and preparing her old property for incoming tenants has taken its toll on her and she is exhausted and barely able to speak. Despite the current housing crisis, she received multiple offers for her East London flat and received a higher rent than expected.To cheer her up, I enquire about her go-to&nbsp;Nando's order and arrange a delivery. Our shared journey, which included a previous purchase falling through and nearly losing a pre-Truss buy-to-let rate, has created a strong bond, with all the stars eventually aligning. A phone call to my beloved wife reveals that she has developed a cold sore, and the blame is squarely on my shoulders because this is the first one she has ever had. I was also blamed when she got conjunctivitis in her thirties for the first time. There appears to be a recurring theme here. Our amusing exchange reminds me how important it is to balance work and personal life. Existing clients are still being worked with, and their options are being explored as their mortgage deals come to an end. While one client's best option appears to be to stick with their current lender, another referral appears to be better suited for moving their buy-to-let mortgage. This unexpected revelation calls into question the notion that this year would only be about product transfers.Before the events of September last year, the majority of my work involved property investors. However, the pendulum has now swung back to&nbsp;residential owner-occupation transactions. My heart goes out to those who have used rental properties to supplement their long-term financial planning.Something has to give because a lot of&nbsp;their financing options now include large arrangement fees that are difficult to swallow if they only want to fix for a couple of years. I can't really blame the smaller ones for thinking about selling up. I still believe the perfect storm is brewing in the buy-to-let market. I speak with a new client who was referred to me by one of the many medical professionals with whom we work. Dealing with a diverse range of clients emphasises the value of a strong professional network. Because I am familiar with the unique circumstances of various professions, I am able to provide tailored mortgage advice. We talk about his plans to buy a larger home, which may include selling his current home to a new limited company. He is having his property valued next week and has scheduled another call to discuss this further. As a mortgage broker, I frequently speak with legal professionals to gauge market conditions. I spoke with someone who stated that the last quarter has been difficult. She did, however, mention that the number of file openings is increasing, which is reassuring. On a cloudy day, it's like seeing a ray of sunshine. I have a feeling that the market will come alive with a flurry of activity after the Easter break. Overall, my life as a mortgage broker is full of diverse challenges and rewards, and I've learned that a strong work-life balance and a sense of humour are essential ingredients, especially in this market. A day in the life of a mortgage broker begins amidst heightened activity as the Bank of England raises the base rate to 4.25%, its highest level in 14 years. Anticipating an increase in enquiries from concerned clients seeking guidance on how these changes may impact them, I brace myself for a busy day. My initial task involves crafting a communication to the underwriter regarding a complex case submitted the previous day. Due to issues with the lender's system, I had to revisit the case multiple times before it could be submitted. Given the intricacies involved, I believe it pays to furnish the underwriter with a comprehensive brief, as was the norm in traditional banking before the advent of electronic processes. This ensures the key points are communicated and also makes their lives a little easier. A client contacts me, worried about their mortgage's maturity. I allay their concerns by reassuring them that their current deal remains valid until the end of October, hoping that by then, the economic climate would have improved. With their previous rate starting with a one, I brace them for what is to come, and we agree to reconvene in May to explore alternative options. A significant portion of my day involves researching cases, aided by an experienced team who handles administrative functions. One such case involves a client whose mortgage payment is set to increase by roughly £500 per month on renewal. The client wants to explore the option of converting part of the loan on an interest-only basis to keep her payments the same and I have found a solution. I think we will be having similar conversations with others in the months ahead. Another case involves a couple referred to me who holds a tracker mortgage with a major bank but are interested in exploring better options available. After conducting a preliminary analysis, it appears that they have viable alternatives to better the terms with their own lender even before exploring the wider market. I contact their lender for further clarity before proceeding. A new client is referred to me by two existing clients whose buy-to-let deal is approaching its conclusion. I outline our approach, encompassing assessments of options available from the client's lender as well as those obtainable from the broader market. Satisfied with the process, the client engages my services. In the afternoon, I address alerts from Newspage, a service that enables journalists to seek opinions on changes within the mortgage industry. We joined the service last September when everything went crazy and have not looked back. We have received several new enquiries from our media presence including a German television station that wants to do a piece discussing UK inflation. It appears that our current inflation predicament is gaining the interest of those beyond our shores. I put a post on LinkedIn about The Mortgage Conference in April where I shall be a speaker thanks to the London Institute of Banking and Finance and my network New Leaf. Upon reviewing my LinkedIn page, I observe that an old MBA colleague has recently scrutinised my profile. I jokingly reprimand them for spying on me and suggest they call me via phone. We proceed to catch up on each other's activities over the past half-decade, discussing how time flies, and how we should seize the moment. We discuss the mortgage market and I joke that he needs my services more than I need his. He is a Urologist. Later, my wife and daughter pay me a visit, providing a welcome break from the day's activities. My spouse had an exam this week, necessitating my increased involvement in babysitting duties. I have been told that looking after your own child is called parenting and you cannot babysit your own child, but I disagree. Anticipating an increase in enquiries from concerned clients seeking guidance on how these changes may impact them, I braced myself for a busy day. And so it proved to be.</h4>My initial task, before the rate hike announcement, was to craft a communication to an underwriter regarding a complex case submitted the previous day. Due to issues with the lender's system, I had to revisit the case multiple times before it could be submitted.Given the intricacies involved, I believe it pays to furnish the underwriter with a comprehensive brief, as was the norm in traditional banking before the advent of electronic processes. This ensures the key points are communicated and also makes the underwriters' lives a little easier.Shortly after, a client contacts me, worried about their mortgage's maturity following the rate rise. I allay their concerns by reassuring them that their current deal remains valid until the end of October, hoping that, by then, the economic climate will have improved. With their previous rate starting with a one, I brace them for what is to come, and we agree to reconvene in May to explore alternative options. A significant portion of my day involves researching cases, aided by an experienced team that handles the administrative side to the business. One such case involves a client whose mortgage payment is set to increase by roughly £500 per month on renewal. The client wants to explore the option of converting part of the loan onto an interest-only basis to keep her payments the same and I have found a solution. I outline our approach, encompassing an assessment of options available from the client's lender as well as those obtainable from the broader market.
