Lending on shared ownership properties

Hi,

I'm writing about specialist lending on shared mortgages. I am looking for 300-600 words in total on the following:

- How is specialist lending beneficial to shared ownership borrowers?

- What kind of circumstances might these borrowers be in?

- What challenges might there be? (eg are housing associations reluctant about borrowers who have a mortgage with a specialist lender?)

Shared ownership is a popular route to homeownership, but complex financial situations can often hinder this journey. Specialist lenders offer tailored solutions to help these buyers overcome challenges such as self-employment, poor credit history, complex finances, or non-standard employment.
By offering higher loan-to-value mortgages, comprehensive affordability assessments, and considering various income streams, specialist lenders can help buyers with limited deposits, low income, high living costs, or unusual income sources.
While specialist lending offers significant benefits, it's important to note that these lenders may charge higher interest rates and have a more limited range of products compared to mainstream lenders, and evolving attitudes from Housing Associations towards these lenders.
Despite these challenges, these lenders empowers shared ownership buyers to achieve their homeownership goals.

Shared ownership properties have a place in the market but many people do not think about the future problems that lay ahead for the buyer.

When it comes to these type of properties, your sales audience is restricted, as many people dont want to buy a property that they dont own 100%, this then leads to slower sales or reduction in sale price due to lack of interest. This is a major point that I hilight to clients when they are seeking advice on shared ownership.

I discussed SO with a client last week who purchased his property using another Broker, the client claimed he had the opportunity to buy this outright 2 years ago but the advisor claimed their was too much paperwork involved & he should just go ahead with purchasing it as a SO. This leads to my next point, if you're buying a SO property, make sure you are using a good advisor, unfortunately with the market as it is and the industry flooded with "overnight covid brokers", it is vital you do not end up with poor advice

In principle, Shared Ownership is a great scheme. But often it cannot help the people that it is designed to help. The rental portion often greatly reduces the borrowing capabilites of the buyer.
I have seen 2 cases recently where single mothers wanted to buy a Shared Ownership, but the rental made it unaffordable for them. These are the people that should be benefiting from the scheme; lower incomes, lower deposits and a genuine need for a larger property. But often it is out of reach.

For many, Shared Ownership is the only viable way to get a foot on the property ladder, given the persistently high house prices that typically demand deposits beyond the reach of those already under financial pressure. A common barrier we encounter is the unwillingness of the Associations managing these properties to accept lenders that aren’t well-known High Street names. This results in people not only being unable to secure preferable rates but also missing out on their first step onto the ladder altogether.
