A NEW AI data centre just been approved is the same size as 15,840 Tesco Extras with experts warning Brits should be worried about huge sites coming to the UK.

Utah has approved a data centre the size as 15,840 Tesco Extras, analysis has found.

The data centre is 40,000 acres, or 1,742,400,000 sq ft. That is the equivalent to 15,840 Tesco Extras, if you use the example of the 110,000 sq ft Yardley, Birmingham, Tesco Extra store.

This comes as Utah State University physics professor, Dr Rob Davies, said it would dump the heat equivalent to 23 atomic bombs per day into the environment.

The Stratos Project would be three times the size of Manhattan and consume twice the electricity Utah currently uses.

A 40,000-acre site approved through a military zoning route shows how planning frameworks designed for industrial estates are being stretched to accommodate infrastructure that now behaves more like a utility. The UK is moving in the same direction. AI Growth Zones are being positioned as economic policy, but decisions around grid capacity, water demand, heat rejection, and land use are still assessed through fragmented processes across different bodies. The real risk is not one oversized site. It is cumulative concentration. The UK could approve clusters of hyperscale AI infrastructure before any single authority has fully assessed the combined impact on energy resilience, water systems, and regional capacity.

Britain’s data centres are already consuming around 6% of the country’s electricity supply, according to IDCA research, roughly equivalent to powering the homes of everyone in Greater London. And AI’s appetite for energy is only accelerating. What makes projects like Utah’s so unsettling is that AI feels invisible to most people. In reality, it's becoming a form of hidden heavy industry with enormous demands on land, power and water. We made the same mistake with “the cloud”, treating limitless digital storage as a weightless convenience before realising that those forgotten files still consume real-world resources. As an AI strategist, I’m not arguing against AI itself, but against the increasingly frivolous use of it: the assumption that every prompt is somehow consequence-free. The real risk for the UK is not one giant Manhattan-sized site appearing overnight, but quietly building a nationwide infrastructure footprint that we don't notice until the costs become impossible to ignore.

Utah's Stratos Project's 40,000 acres approved in 5 months through a military zoning loophole designed for an air force base should worry UK citizens in AI Growth Zones.

Slough hosts over 32 data centres, making it one of Europe's largest hubs. The Environment Agency classifies the area as "seriously water stressed." Thames Water estimates data centres could drive 30% of all new water demand in the region. 84% of proposed UK data centres are in areas already water-stressed or projected to be by 2040. We're not building in a desert valley, but we are earmarking drought zones and pretending we're not.

Dr Davies estimates the total thermal load dumped into Hansel Valley may nighttime temperatures 8–12°F. That kills the diurnal condensation cycle, the overnight dew formation that desert ecosystems depend on to survive. Meanwhile, construction workers get housed in onsite camps. The 2,000 jobs created require specialist skills the locals don't have.

In this context, NIMBY makes sense.
