We're really keen to find some case studies relating to the stamp duty announcement by the Tories yesterday. Kemi Badenoch said they will scrap it if they get into government.

The Mail are looking for case studies who can give their thoughts on stamp duty.

It needs to be related to their own experiences, rather than a financial expert talking about it generally.

So specific examples or experiences of how stamp duty has been negative for you while buying/selling a house.

I’ve seen first-hand how stamp duty can kill deals and delay dreams. One of my clients, a young couple buying their first family home in Kent, had to scale back their search by £25,000 just to cover the stamp duty bill. It wasn’t the deposit or affordability that stopped them — it was tax. For many buyers, stamp duty isn’t just a transaction cost, it’s the difference between getting the keys or walking away. Scrapping it could inject real energy into the market, especially for those who’ve saved every penny to buy their first home.

As a mortgage adviser, I regularly see how stamp duty discourages people from moving home. It’s one of the biggest costs that stops clients from taking the next step, even when they really need to. For example, one of my clients wanted to move closer to a better school for her children, but the stamp duty bill meant she couldn’t afford a like-for-like property, she would have had to downsize just to cover the tax. Her income hadn’t increased enough to borrow more, and a large portion of her equity would have been swallowed up by stamp duty. It’s a common story, families stuck in unsuitable homes, older couples unable to downsize efficiently, and a general slowdown in the property market because of this single, avoidable cost.
