Northumberland has the fastest growing house prices in England. The average home in the area increased by 10.8% to £215,000 in the year ending December 2025. 

House prices in Liverpool grew by 9.5% to £185,000 a year. That’s the fifth largest growth in the country.

Oldham has the largest growth in Greater Manchester (8.4%), followed by Rochdale (6.7%) and Manchester (5.7%). Trafford had the lowest growth (0.9%) followed by Stockport (1.8%). 

London continues to see the country’s biggest falls in prices. Average prices fell by 14.8% year-on-year in the City of Westminster, 11.5% (£108,000) in Kensington and Chelsea, 11.1% in Camden and -10.9% in Tower Hamlets.

Rents are becoming increasingly unaffordable in Salford and Trafford as rent prices increase faster than wages quicker than almost anywhere else in the country. Average rents in Salford made up 30% of wages in January 2016. That increased to 40% in January 2026, making it the joint largest increase in the country. In Trafford rent has gone from 29% of wages to 38% over the last decade. In Manchester from 39% to 44%.

Bristol has seen rents jump from an already unreasonable 48% of wages in 2016 to 57% now.

Newcastle-upon-Tyne has seen them increase from 32% to 40% of wages.
