UK House Price Index: Average house price in UK down 0.1% month-on-month

Average UK house price annual inflation was 1.7% in the 12 months to October 2025, down from the revised estimate of 2.0% in the 12 months to September 2025, the UK House Price Index showed.

The average UK house price was £270,000 in October 2025, which is £5,000 higher than 12 months ago. Average house prices in the 12 months to October 2025 increased in England to £292,000 (1.4%), increased in Wales to £211,000 (1.5%) and increased in Scotland to £192,000 (3.3%). The average house price increased in the year to Q3 (Jul to Sep) 2025 to £193,000 in Northern Ireland (7.1%).

Average UK house prices decreased by 0.1% between September 2025 and October 2025, compared with an increase of 0.2% in the same period 12 months ago.
