Looking to speak to mortgage brokers about tracker mortgages. 

  1. Lenders haven't been removing tracker mortgages at the same pace as fixed rate deals, why is that?
  2. How easy is it to switch to a fixed rate deal from a tracker product?
  3. When would recommend a tracker product? What are the pros and cons? 
  4. Do you think borrowers who could be struggling to get a fixed rate deal currently could benefit from a tracker product?

Trackers products present a far lower risk to the lender as the rate will shift with any changes to the Bank of England base rate. For many they may be appealing as they are cheaper than a fixed rate, but they are not for everyone. Consumers need to have a clear idea of their expenditure to allow for rates to increase further. We're unable to predict where they will go but we need to be prudent with our advice and give various what-if scenarios. However, for the right person they certainly do have their place in the market.
