Proposed EPC changes deadline nearing

UK homeowners need to shell out almost £14,000 to improve their property’s energy performance certificate (EPC) ratings, according to mortgage data specialist Dashly.

With the proposed deadlines for upgrading EPC ratings nearing, have you seen more customers considering the implications of EPC ratings on properties they may buy?

What advice are you giving customers who need to improve the EPC rating of a property? Are customers concerned with the upcoming changes?

Have you seen more customers looking to short-term finance to complete upgrades?

More clients are taking into consideration the EPC of properties they are buying. This might not be something the notice right away but we make sure to check this and advise them of the upcoming changes, so they can budget for any improvements needed. If clients don’t have funds/ appetite to do the changes I find they drop their offers to consider other properties with higher EPC ratings. Customers are concerned with the upcoming changes and rightly so, for older properties just getting the EPC rating up by a few points can cost thousands that they don’t have and the works could be detrimental to the property in the long run. I have not yet seen more clients looking for short term finance to fund works to improve EPC ratings but I expect to see A LOT of this in 2025 and 2028 as the respective deadlines draw closer.

We are just warning them, we are not telling them its mandatory as its not yet. When they bring the rules in, I have an inkling that the scale may be changed beforehand anyway. Lets wait and see before we panic.
