Property transactions January 2023

ended 21. February 2023

Early next week we're getting the January residential/commercial property transactions data from the Land Registry. If you'd like the chance to be quoted in the local, national and trade media, please answer the following Qs:

  • The mini-Budget took a sledgehammer to the property market and will likely be reflected in the January transactions data, but how has the demand for property been in 2023 to date?
  • Estate agents and brokers report higher-than-expected demand. Is this what you're experiencing?
  • How do you see residential transaction levels faring throughout 2023?
  • What's happening on the commercial property transactions front?

In January, demand for property was higher than expected. The recent reduction in fixed rates will entice more people to enter the market, particularly for owner occupation. However, for property chains to function, people must constantly get their foot on the ladder, and there is still a chronic shortage of affordable starter homes in the UK. Hopefully, our newly appointed 15th housing minister since 2010 will have some fresh ideas.

Property transactions have held up better than expected, but are still on the decline. This trend will continue for much of the year before the Bank of England starts slashing rates when inflation plummets in the summer and unemployment starts to rise. Thats when we will see a pick up in the sector and bargains to be had.
