Mixed signals as Leeds reduces rates, and Gen H increase them

It's been a mixed bag of announcements on the mortgage rate front this morning, with two lenders announcing changes to their rates. Leeds Building Society have reduced rates by up to 0.3% while Gen H has both increased and reduced rates. Newspage asked brokers for their views, below.

With lenders moving in different directions with their fixed rate pricing, it suggests that either lender capacity or the popularity of certain products is driving this change. With current regulatory limits on how much can be lent above 4.5x LTI, smaller deposit product volumes need to be managed carefully, and whilst the rate increases are of concern, today's announcement of record FTB mortgage sales will marry up with the smaller deposit product sales and may push those products a little higher overall.

Factors like funding costs, product demand and regulatory constraints are all at play, making it more important than ever for borrowers to seek expert advice. Brokers have a crucial role in navigating these shifts, ensuring borrowers secure the best deal based on their individual circumstances. With some lenders tightening criteria on higher LTV and LTI products, professional guidance can help borrowers avoid unnecessary hurdles and secure the right mortgage. Staying informed and acting at the right time can make a significant financial difference.

As Martin Lewis famously said, "Mortgage brokers are worth their weight in gold right now." In what appears to be a yo-yo mortgage market, professional brokers have never been more important. A good mortgage broker will stay up to date, monitor rates from application through to completion, and, if the secured lender offers any eligible rate reductions, we will amend the mortgage product accordingly for our clients. Well, Martin was right.
