Advisers and wealth managers: have you seen more landlords exit the sector and turn to financial markets instead during 2025 to date, requiring your services? Now that the Renters' Rights Act has received Royal Assent, are you expecting a surge in clients who have decided the odds are simply too stacked against them in the rental market? We’ve certainly seen many landlords — particularly older ones — looking to exit, either partly or fully, and the Renters’ Rights Act may accelerate this trend. Higher interest rates mean mortgaged properties are no longer the dependable net income generators they once were. At the same time, Inheritance Tax has become a major concern, as losing 40% of a property’s value on death is understandably unappealing. Consequently, we’re seeing some landlords explore alternatives such as Discounted Gift Schemes, which can offer a tax-efficient income and significant IHT benefits, while others are simply switching to deposits or reinvesting in diversified portfolios for greater flexibility, tax efficiency and easier access to the capital.
