The property market feels like it’s on a caffein buzz at the moment, getting off to an incredibly busy start. Despite those finding properties now having little chance of beating the stamp duty deadline our enquiries in the first three weeks of January 2025 are 160% up on the same period in 2024. The economic forecast is doing little to dissuade potential buyers.

January has proven to be a peculiar month in the property market, with phones ringing off the hook but reality biting hard when it comes to affordability. The much-hyped mortgage rate war turned out to be more of a gentle skirmish, leaving many hopeful buyers facing the harsh truth that their dream postcodes remain frustratingly out of reach.
The enthusiasm is certainly there, with viewings up and plenty of first-time buyers testing the waters, but the gap between aspiration and affordability continues to be the elephant in the room. While commercial property remains sluggish, the residential market is buzzing with activity – it's just a shame that so many eager house hunters are discovering that their budget and their wish list are having rather serious compatibility issues.
