How have the IHT changes affected your clients' housing decisions?

Journalist: Simoney Kyriakou, FT Adviser

ended 15. December 2025

Dear Newspagers

What are your clients telling you about their housing decisions ahead of changes to IHT and the mansion tax?

Are they considering downsizing now, whereas they had not considered doing so before?

Are they considering gifting the family home to their offspring while they are alive?

Are they concerned about affordability later on in life if they have to draw down their pension rather than leave it invested as a potential pot to pass onto their children?

I'd love to hear if you're having different conversations now with older clients about their living arrangements and how they want their home to be treated as part of their estate.

No hard deadline but before Christmas would be good.

More of our clients are passing their properties to their adult children and handing over the inheritance early. We recently had a call from someone who had just received £1.5 million for her dad and she asked us to sort out their finances; they wanted to move up the property ladder with a mortgage and invest their inheritance.
