Free-Legals have been a key part of most lenders' remortgage products for quite some time. With it sounding easier and free most clients are happy to have a product offering this legal option. However, the solicitors offering these services at incredibly low costs to lenders are overloaded with case size and consequently, the service is often poor and elongated. Another factor is the free-legal solicitors will not begin work on the transaction until they have the mortgage offer, which can cause delays. In the current climate that may not be such an issue, with more and more borrowers looking to apply for a remortgage up to six months before their planned completion date. For borrowers with a more urgent deadline, a product with cash-back and appointing their own solicitor to begin work immediately and working for them and not the lender may be the most prudent option.

I'm not a huge fan of Free Legal services as the service is generally not great and people should be mindful that, in most cases, this is a basic service and the firms do not usually act on behalf of the client, just the lender. The 'Conveyer Belt' lawyers in my experience, have poor communications and aren't the easiest to get hold of. I have some local arrangements with reputable firms and, where cashback is an option, give my customers the pros and cons and let them decide which is best for them.

I consider free legals on cases if the client is sorting their remortgage well in advance, (around 3 months before the renewal date). Anything lower than that I give the client the choice. It is free, but it may take longer to complete and clients don't want to go onto the standard variable rate.

Quality matters more than cost. Instead of relying on free legal services, we prioritize the referral of our clients to trusted solicitors with whom we have established a reliable relationship. Our decision is based on numerous negative experiences in the past when we opted for free legal assistance. By building strong and professional relationships, we aim to enhance our clients' experiences and achieve better outcomes for them.

Free legals are never free. There always seems to be something else to pay. They are also overworked, snowed under and hounded constantly by clients, brokers and admin alike.
But they are 'free'. Personally, I prefer cashback options, as you can comfortably use a better/faster/less washed-out solicitor.
My advice to clients wanting this? Use a cashback option that pays the solicitors and then send the leftovers back to you. Cheaper than free.

Mortgage or Remortgage deals from lenders with free legals are one to avoid. They have proved, over many years, to be the Achilles' heel of mortgage deals, the time to complete on free legals is often a third or in some extreme cases 50% slower than with clients paying a budget conveyancing firm to do the work. Based on this we have asked ourselves why bother and the answer has come back a firm - we won't. Free legals definitely don't take away any of the frustration during the current mortgage rates crisis they add to it.

We've not seen free legals become more popular. Really, if there’s a cashback alternative then we’ll always encourage the client to consider that instead – this gives them more control over the solicitor they want to work with

That's not to say that free isn't nice (even if it takes longer) and can work in simple cases, but you tend to get what you pay for in life.
