The Daily Mirror is looking for a property expert/broker to talk about why Boxing Day is the best day to list your home for sale.

Reports show this to be the most popular day of the year for buyers, and sellers. The journalist is looking for some comments about why this might be the case? 

Also, can you provide some general tips on how to improve your chances of selling your property on that day.

It's easy to understand why this is the case, as traditionally Zoopla and Rightmove have their best days on Boxing Day. Does this result in more sales? Maybe, but it might just be that house hunting while you're not at work is better than sitting with Uncle Frank at the dinner table whilst he's constantly farting because he has over-indulged on the sprouts. Historically, lenders return to the market in January with lower rates as they look to make a good start to the year so it's a good time to buy.

I suspect this is a lot of hype and I’m convinced the extra numbers are bored family members sat with their in-laws with no intention of buying or selling. Scrolling through Rightmove is a welcome distraction and for many it beats chatting with the relatives. However, as agents we should enjoy the talking up of the market and if this news encourages a few extra listings at this traditionally quieter time of the year, I think we should support the narrative and nativity.

Boxing day is now considered to be the best day to list your property for sale simply due to the historic figures provided by Rightmove for web traffic. By far and away, Rightmove which is the UK's largest and most used property portal, as well as Zoopla and On The Market all report that they have more visitors looking for property on Boxing Day than any other time of the year. Perhaps it is spending the day in close proximity to your family that encourages people to look for a larger property, or even consider relocating further away from them! Having worked for the two the largest names in the estate agency industry I have first hand knowledge of the strategy they use to maximise Boxing Day Traffic, namely signing contracts weeks in advance of the 26th December but setting them to go live on the portals on Boxing Day.

The festivities usually catch up with everyone on Boxing Day, and most people spend the day lounging around their house with dishes everywhere and bad TV. This leads to the busier day that Rightmove records each and every year. People talk, plan and plot their next moves over cold turkey and maybe one more Baileys, but this year might be different given the economic cycle we’re in. It won’t stop people being nosy though.

After a day of overindulging in food and drink, the public love nothing more than to sit and relax while nursing a hangover. However, our boredom needs to be filled and, as a country, we love nothing more than scrolling through pages of properties. With such a large audience all in a similar situation, it presents a fantastic opportunity to get your house in front of millions of people. There is one slight issue though: every estate agent has the same idea of listing a huge batch of properties on the same day. So from a seller's perspective, although you have a bigger audience, you also have far more properties to compete with and that's why it's so important to have your marketing on point. Things such as professional photography, floor plans, measurements and video tours can all make the difference to a listing standing out from the crowd or just blending into the abyss.

It's the day when people generally have the most time and are more relaxed. Rightmove have over 50 million visits on Boxing Day. If a vendor can have their home live on the market by Christmas Eve, expect plenty of traction, enquiries, viewings and hopefully offers by the beginning of 2023.
