Lots of mortgage rates have been increased or withdrawn but there is still a good choice of deals to choose from. Barclays, Santander, Halifax and NatWest are offering completely priced rates with two year fixes starting from 4.43% and five-year rates at just over 4%.
If you are applying for a mortgage directly through a bank or building society, you are unlikely to be given notice that the lender is going to increase its rates. If you take time to consider if you want the deal or not, there is a fair chance it will be gone by the time you come to apply.

The best deals are noted to be leading to 2 year deals at the moment whereas in the mini-budget rate chaos, 5 years led.

The mortgage market is chaotic and volatile at the moment and lenders are withdrawing products at very short notice as they do not want to become overexposed. There are some deals to be had but you have to be very quick to secure the rate, preparation is key.

Whether to fix for 2 or 5 years all depends on the borrower's circumstances now and their plans for the future, do they intend to move home or build an extension?
