Commercial property transactions down a third

Official HMRC data published this morning on property transactions in October shows commercial property transactions were down almost a third compared to last year. Meanwile, figures for seasonally adjusted residential transactions in October 2025 increased by 2% from 96,730 in September 2025 to 98,450 in October 2025. This, HMRC says, is the highest seasonally adjusted residential transaction figure since March 2025.

Seasonally adjusted non-residential transactions have seen an increase, with figures for October 2025 4% higher relative to September 2025 and 29% lower than in October 2024. October 2024 recorded the highest transaction figures since these statistics began in 2005, likely linked to speculation ahead of the Autumn Budget 2024.

Everyone will obsess over whether residential transactions ticked up or down, but the real action is in the payroll. Businesses are dealing with downvaluations, tighter borrowing, rising taxes and regulations that land straight on the wage bill. Many are cutting staff or replacing roles with AI just to stay afloat. Those lost or weakened incomes are the same ones propping up the housing market HMRC is celebrating. Town centres full of empty units tell you more than the transaction data ever will. You can’t hollow out the business base of a community and expect homeowners to keep standing. The cracks always meet.
