Newspage asked ChatGPT-4 the question, “is a fee-free mortgage broker better than one who charges a fee?” and brokers gave their feedback on the response (below).

Whether a fee-free mortgage broker is better than one who charges a fee depends on various factors, and one may not necessarily be better than the other in all circumstances. Here are some points to consider when choosing between a fee-free broker and one who charges a fee:

1. Source of Income:

  • Fee-Free Brokers: Their income typically comes from the commissions paid by the lenders. Since they don’t charge clients directly, they may seem more appealing to cost-conscious borrowers.
  • Fee-Charging Brokers: They charge fees directly to the clients and might also receive commissions from the lenders.

2. Range of Products:

  • Fee-Free Brokers: They might offer a range of products from lenders who provide them with commissions, which might limit the options available.
  • Fee-Charging Brokers: Paying a fee might give you access to a broader range of mortgage products, even from lenders who don’t pay broker commissions.

3. Impartiality:

  • Fee-Free Brokers: Since their compensation comes from lenders, there might be a question mark on their impartiality, wondering if they are recommending products that offer them higher commissions.
  • Fee-Charging Brokers: Since they charge a fee, they might seem more impartial and client-focused rather than lender-focused.

4. Costs:

  • Fee-Free Brokers: Initially seems cheaper as they don’t charge a direct fee, but it's essential to consider the overall loan cost and terms.
  • Fee-Charging Brokers: Might seem expensive upfront, but if they can secure better loan terms, it might be cost-effective in the long term.

5. Service and Expertise:

  • Both fee-free and fee-charging brokers can offer high-quality service and expertise. Fees do not necessarily correlate with the quality of service.

6. Transparency:

  • Fee-Free Brokers: The commission they receive from lenders might not always be transparent to the clients.
  • Fee-Charging Brokers: The fees they charge are explicit, and hence there might be more transparency in the transactions.

Conclusion:

  • Analyzing Options: Consider both types of brokers and analyze the mortgage options they provide, including interest rates, terms, and overall costs.
  • Seek Recommendations: Consider seeking recommendations, reading reviews, and conducting interviews to assess the brokers’ expertise and reliability.
  • Negotiation: Don’t hesitate to negotiate the fees with the brokers to get the best value for the service.

Choosing a mortgage broker should be based on the overall value they provide, including the mortgage products available, the quality of advice, and the cost involved, rather than solely focusing on whether they charge a fee or not.

AI-powered mortgage advice, is somewhat off based on this example - Not sure I'm worried just yet that the T-800 from Terminator will eliminate the broker community just yet.

Chat GPT obviously hasn't come across the estate agent based mortgage brokers that charge lifetime fee and in most instances have a restricted panel.

As a fee-free broker that is whole of market, the service I offer wouldn't change if I charged a fee, as ultimately you always want to find your customer the best lender based on their circumstances and preferences and that is backed up by our google reviews.

I think the best thing as a customer is to look at the websites, google reviews, take recommendations from friends and family, not be swayed by the fee or no fee, just be comfortable with who you are working with and trust them that they are working on your behalf to the best of their abilities.

As a mortgage broker myself I would say you pay for what you get. Fee charging brokers on most occasions will hold your hand throughout the whole process of applying for your mortgage right to helping you with solicitors paperwork and any questions you have right until their mortgage starts. I think it a more personal service

As a regular user of ChatGPT myself I believe it should be used in the same context as Google. You wouldn't (or certainly shouldn't) use either for actual advice but it can be invaluable in pointing you in the right direction.

The argument for replacing humans with AI can be compared to self-driving cars, we're simply not ready to hand over the reins to the robots yet.

This is playing in to very bad misconceptions that are around for the consumer to see. A fee paid or not does not bear any relation to the service or expertise provided. If anything more advisers will start careers with fee charging large companies with limited panels, then progress to self employed roles where they can offer a better service and may well do this fee free. At Pulse Mortgage charge a fee however waive this for all NHS staff who make up the majority of our clients. We now provide a specialised service to these clients fee free and the assumption that a 'green' broker with no access to the likes of Reliance Bank can provide a better service or product is quite ridiculous.
