Looking to speak to mortgage brokers about buy to let and limited company lending.

  1. Have you seen an increase in this kind of business? Why is that the case?
  2. Do you expect this area to grow and why?
  3. What is the product choice/criteria like for this kind of business? Are there many lenders who write it, do you expect this to change?
  4. Are there challenges around product transfers for this kind of business? Why may that be the case?

Have you seen an increase in this kind of business? Why is that the case? Yes we have seen an increase in buy to let and limited company lending, however we would say the limited company lending has been growing steadily for the past 2-3 years. We believe the increase in the limited company lending is due to the tax benefits this provides as oppose to holding investment properties in your sole name. Buy to let lending we believe is increasing as more and more people want a passive source of income and rental demand is now higher than ever lowering the risk of potential rental voids. Do you expect this area to grow and why? We expect buy to let lending to increase quite rapidly ,especially where the properties will be let out on an Airbnb basis as this has become increasingly profitable over the past few years. We also expect limited company lending to increase at the same rate it has been. What is the product choice/criteria like for this kind of business? Are there many lenders who write it, do you expect this to change? There are lots of product choices and criteria for both buy to let and limited company lending, we do not expect to see any changes here as the products are already very competitive. Are there challenges around product transfers for this kind of business? Why may that be the case? We have not yet come across any challenges with product transfers for buy to let or limited company lending.
