As it's Christmas next week, we'd love to know what you'd ask Santa for?

If Father Christmas could deliver something that would boost the housing market, or your business specifically, what would you ask him for?

As a new MPC committee and an early general election are, I imagine beyond Santa's capabilities, I'd ask for the same rates for those wishing to remortgage as those who are purchasing, and it would be nice to have a 5-year fixed rate below 4% and a 2-year rate below 4.5%.

A really easy answer! Common sense by the sackful to return and the removal of restrictive red tape from Government 'gifts' in the rental sector. The industry needs a massive overhaul and there is so much duplication where process overtakes the task. There must be ways where all the different cogs can join together and make for a smoother, quicker transaction for all as it is all so clunky and inefficient. We have more technology at our feet however transactions are taking longer than ever from start to finish- this just can't be right in this day and age.

Stability. People tend to make big decisions, like buying property, in a stable environment; if they think that costs may rise or fall significantly, they delay and wait "to see what happens". I have been a good boy this year Santa, so I'd like a bit of market stability, please.

I'd love Santa to deliver a government with a coherent housing policy that didn't pander to Nimbys, housebuilders and its own backbenchers. And you know, put the interests of ordinary people first, rather than those of corporate sponsors and vested interests.

So I'd like World Peace, the people in Africa, Ukraine, Gaza/Israel, etc would have stability and not the seemingly continuous bloodshed that we have been seeing. The knock-on effect of this would be that calm could return to the UK, we've seen endless dramas since 2015, and this in turn would help the property and financial services sector. Seasons Greetings.
