A journalist at The Sun is writing an article entitled:  "I'm an estate agent - and this is the best time of year to sell your house". She's looking for views on the best/worse/not so good times of year to sell your home. If possible, please support your views with stats, but it's not essential.

"House sales are going through pretty much every week of the year and almost every Friday sees someone getting the keys of their new home. Timing will depend on the individual but if you have something to sell before you can buy then it is better to put your property on the market as a first step because the best deals currently go to those who are "proceedable" or who have sold so that there is no hold up. If you are lucky enough to not have to sell a property first then you can be more tactical and Spring and early Summer is always the time when there is best choice around."

"I'd have to agree that now is a great time to sell your house. The market is very active and prices are at an all-time high. The problem is it also makes it a terrible time to buy, for exactly the same reasons - you're competing with 20+ people for the house you want and paying well over what it was valued at even just two or three years ago. If you really want or need to move then of course do so, but don't look to do it just because it seems a great time to sell, it is a blade with two (very sharp) sides."

"Traditionally, Spring is the best time to sell your home, as this is when the property market reopens after the quieter period over Winter. But not anymore. The best time to sell your house is now. A severe lack of housing stock combined with with property prices having risen faster than Jamie Oliver's Yorkshire pudding recipe, means there's a continuous line of eager buyers looking to snap up a new home."

"It's clear that to sell your property for the best price, you want low competition in terms of similar properties for sale in your local area, and a large pool of buyers. Spring to summer can be a decent time to sell quickly, as there's so many people viewing properties. The downside is there are plenty of properties on the market, so competition is fierce. To sell for the best price, late August and early September can be a good time to put your property on the market. There's pent up demand after the summer holidays and not always a huge amount of stock to compete with."
