Hello! 

I am looking for bridging loan experts/mortgage brokers to explain how Angela Rayner may fund her £40,000 additional stamp duty bill (with £1,000 in interest and a potential £12,000 penalty). 

Simple language explaining how bridging loans work and why she might not want to do this would be appreciated.

A bridging loan is a short-term loan designed to cover a funding gap, often when someone buys a new property before selling another. They’re quick to arrange but come with eye-watering interest rates, often 1% a month or more, plus fees. In Angela Rayner’s case, taking a bridging loan to cover a £40,000 stamp duty bill plus interest and penalties would be like using a sledgehammer to crack a nut, both expensive and unnecessary unless she had no other choice. It would make far more sense to use savings, extend her existing mortgage, or arrange a personal loan, all of which would come at a fraction of the cost.

Angela Rayner may struggle to raise capital through her main residence. If we are able to establish which property is her main property, raising capital on a residential property may be difficult now she is unemployed. Would i want to help her? I think there are too many dishonesty red flags around her situation, if she was able to raise the funds, i would be to0 concerned with how honest she would be with me. I would walk away from the transaction.
