The affordable housing figures for England paint quite the peculiar picture - rather like a rollercoaster that can't quite make up its mind. While we're celebrating the second-highest delivery of affordable homes since 2014-15 at 62,289 units (just 2% down from last year), the social housing scene brings some positive news, with social rent completions hitting their highest mark in a decade at 9,866 homes.
However, there's a rather worrying plot twist in the story - new housing starts have taken quite a tumble, dropping by a dramatic 39% to 43,439, the lowest we've seen since records began in 2016-17. London's figures are particularly eyebrow-raising, with an 88% plunge in new starts - a bit like watching a double-decker bus disappear into a sinkhole, if you'll pardon the metaphor. The fact that 93% of delivered homes are new builds rather than conversions shows at least a silver lining in terms of fresh stock entering the market.
