Where to invest in buy-to-let in the UK with a £25,000 deposit

I am writing a peice for The Independent looking at where to invest in buy-to-let in the UK with a £25,000 deposit.

I am keen for views on the areas with top yields and affordable prices if you have just £25,000. What type of return can investors expect? Is it worth it?
