It is hard to describe the green mortgage market as buoyant at the moment, but it has its place and it is something brokers are much more aware of.
The lenders know the government want them to do more in the green mortgage space, but the lenders are not getting the guidance to fully understand what they should be doing. Mixed messages in the buy-to-let sector and pulling back on upcoming laws highlight why the green market hasn't fully kicked off yet.
Some lenders are doing their bit to help borrowers make their homes more energy efficent. Coventry Building Society and Halifax have Home Energy Savings tools & Nationwide offers a Greener Home 0% interest rate. Halifax teamed up with Octopus Energy to help cut the cost of installing an air source heat pump. If you have a Halifax mortgage you can claim £1,000 cashback when installing one.
NatWest and BM Solutions are two of the lenders consistently offering cheaper rates to those with more energy-efficient properties.

We've been saying this now for a year, I just checked back - sadly "Green Mortgages" are not even factoring into the current mortgage market - all activity is currently going into the leading edge rates and the environmentally friendly attempts don't feature at the low-cost end of the rate indices at the moment. It would be great to be able to invest more time to seek out the best mortgage deal for the planet however lenders have little enthusiasm for this additional marketing strategy and advice firms are struggling enough to help clients fit their monthly budgets now the rates have leapt upwards. Forever in our minds just not in our calculations.

Green mortgages are here to stay, with most lenders now featuring green offerings. The government's ambitious goal of achieving UK carbon neutrality by 2050 underscores the pivotal role energy-efficient homes play. Lenders often incentivise eco-friendly choices with preferential interest rates, but challenges persist in linking affordability to energy performance criteria. To address this, we need to focus ensuring lender systems can capture and correlate energy data to feed into affordability calculations for consumers.

Continuous technological innovation is crucial to meet both client affordability needs and lenders' green targets. The evolving landscape, supported by the Property Data Trust Framework (PDTF), signifies a push for standardised green criteria. Anticipate more cash rewards and competitive rates as lenders intensify efforts to educate consumers on the benefits of a green mortgage.
