The rise of down valuations

Journalist: Jake Carter, Mortgage Introducer

With the market enduring a difficult period, have you noticed more lenders down valuating property?

What impact has this had on the market?

What are buyers and sellers options when this occurs?

I have not noticed a marked increase in downvaluations in the final quarter of last year and moving in to the start of this year. No more than usual anyway. The options really are either the vendor reduces in line with the new valuation, the buyer and vendor meet in the middle pricewise or the buyer puts in enough deposit to cover the whole shortfall. In the worst case, the vendor might decide to remarket the property if a resolution can't be brokered but there's generally little point as there will just need to be another mortgage valuation done that might come back with the same result.
