Has there been an increase in new build homes being built with office like assets?

A Study or home office space is a key selling point or feature in all homes marketed since Covid. With more people either hybrid working or fully working from home, the kitchen table is no longer sufficient. An appropriate workspace can add value to a home and make it stand out from competitors.

The commercial mortgage market has been struggling with many lenders less happy to lend on many high street and office premises or installing high minimum loan amounts. There have been far too many office buildings standing vacant for too long, leading commercial lenders to see these as much higher-risk security.

Home insurance will be expensive! Could they build a nice house with office for 12? Or would that become a commercial property and therefore a commercial mortgage is needed? They need to be careful not to cross the line.
