A property is ultimately only worth what someone will pay for it. Aside from the desirability of the property itself, what someone will pay is determined by how much they can borrow. This is why property values have increased so much over the past decade or so as near-zero interest rates have allowed borrower's to load up on debt.

The best way to value a property is to compare it to similar properties on the same road that have sold recently. But even that's not an exact science, as every house is different, as are the circumstances and motivations of the buyers and vendors.

Bathroom, Kitchen! These are the biggest added-value pieces you can refurb in a home. The best way to work it out is to stand back, take a look at your property and think of all the things you keep putting off. Get them sorted, do it properly and then re-evaluate. Personally, I like a kitchen diner all open plan. I'm sure that would add value if its feasible!
