Interested in speaking to mortgage brokers about their experience placing mortgages for clients with disabilities.

  • What is the process like? Is it different or the same as placing mortgage for an able client?
  • What are the considerations you have to make in these cases?
  • Are you aware of schemes like Home ownership for
people with long-term disabilities (HOLD) which operates like shared ownership? Should there be more schemes like this/more product choice?

I have processed two applications recently that involved a high level of disability allowances. One of the applicants was interested in utilizing the HOLD scheme.

My experience with mortgage lenders in this regard has been positive. While they require benefit income, the permanent nature of disability allowance was typically accepted, and considered as 100% income by most lenders. The only additional step required was to gather more paperwork, but this was not a major concern.

However, the main challenge I encountered was with the applicant who wanted to use the HOLD scheme. They faced difficulty in finding suitable properties in their local area and expressed that there was limited information available online about this scheme. I believe there should be alternative products on the market to help these applicants.
