One reason for rising rents is that court evictions are slow, making it harder to remove non-paying tenants. Additionally, some landlords are leaving the market due to high-interest rates and higher tax bills, reducing the housing supply.

Passing on the costs to tenants by raising rent prices may seem like the only option for those who remain in the market. However, this approach can have negative consequences, such as increased tenant turnover and difficulty finding new renters.
