I'm looking into why house prices in Washington, Sunderland (postcode NE37 3) have fallen the most dramatically of any UK postcode over the last year, according to Telegraph analysis. 

Average house prices plunged 53.5 per cent from £73,270 to £34,074 between 2022 and 2023.
