Bridging, a wonderful product that allows unmortgagable properties to be bought at low value, refurbished and then refinanced into the full market value. This means that, should you have the initial investment money, you can then potentially make more money as you carry out projects. Bridge loans are one of the best tools for this and give you much more of an option when looking to buy. We have had clients refurbish huge HMO properties that end up adding 30-40% value, refinancing and basically being back to the same in the bank, but with a much better monthly incomeand a quality asset in the portfolio.

Bridging finance appears to be becoming more and more popular with the landlord investors. Picking up more run down properties on a bridge and then refinancing after renovation.
We have definitely seen an increase over the last 6 months. Going forward I expect this to be even more so as Landlords are ever increasingly looking for a bargain due to regulation strangling their profit margins.
