Are downvals on the rise?

Have you seen a rise in downvaluations? For example, one Newspage broker sporting a bright green cardigan says he recently had a client have an offer of £375k accepted on a house listed for £410k — for the the valuation to then come back at £365k. He says the exact same house sold 3 years ago for £400k. Have you got any similar examples of lender caution? If so, why is this happening? Are downvals on the rise in your experience are do they tend to be anomalies?

We're certainly seeing more valuations coming in lower than expected, particularly on buy-to-let purchases. Lenders appear to be taking a more cautious approach in the current climate, especially where margins are tighter than a year ago or there’s limited comparable evidence to support the purchase price. While not every case is downvalued, it's definitely becoming more common and is no longer just the odd anomaly.
